Rental Update

3 bedroom country cottage.

 The rental income increased by 30%.


The task was to project manage the refurbishment of a country cottage on the clients estate. The cottage had not had any major works carried out for nearly 10 years and the client wanted to modernise the property to increase the potential rental income.



Initial Observations

The property had undergone a number of extensions over the years and the as a whole did not flow, certain areas had been knocked through but old fittings and fixtures still remained. Skirting boards were different in 4 separate areas of the property. Wood chip wallpaper was still present in the majority of the rooms. The bathroom was lacking ventilation and suffering from damp issues. It felt enclosed due to the lack of natural light and the suit was extremely dated. The kitchen as a whole was extremely tired and added to the dated feel of the property. Again it felt cold and damp, this was emphasised by the wood chip and yellow tiled floor. There was also no electric hob or oven only an original AGA.

The finished project

All the above works were approved and work was completed within 6 weeks whilst the owner was overseas. It was completed within the given budget and timeframe.
